Consistent home maintenance saves you money, time and stress by preventing major issues before they happen. Our monthly home maintenance subscription service gives you the peace of mind knowing that each month, We will schedule a visit to your property to take care of ongoing and seasonal maintenance tasks, keeping your home operating in tip-top shape.

Your subscription includes:
✓ ONE 1-hour monthly visit addressing maintenance items

✓ FOUR FREE furnace filters installed each year

MONTHLY SERVICES:
Your dedicated Professional handyman will spend a minimum of 1 hour/Monthly addressing items on the maintenance agenda. Any extra time will be dedicated to the homeowner’s projects of choice. Each home is unique so the amount of extra time available for extra tasks will vary from month to month. (additional time can be added at the preferred homeowner’s rate of $89/hr)

This plan includes monthly inspections of your home’s exterior addressing minor issues such as caulk repairs, vents cleared, insects, wasp nests, etc.

January:
• Clean bathroom fan grills
• Vacuum kitchen refrigerator coils & exterior vents
• Inspect/clean refrigerator door gaskets and interior vents
• Visual inspection of home exterior addressing vent/air intake obstructions
*As time allows, address items on homeowner’s to-do list.
February:
• Clean dishwasher jets/filters
• Replace furnace filter
• Inspect and clean makeup air/heat exchanger and humidifier filters
• Inspect and clean faucet aerators
• Visual inspection of home exterior addressing vent/air intake obstructions
*As time allows, address items on homeowner’s to-do list.
March:
• Drain sediment from water heater or clean filter in tankless heater
• Visually inspect attic/crawl space for pests and water damage
• Visual inspection of home exterior addressing vent/air intake obstructions
*As time allows, address items on homeowner’s to-do list.
April:
• Test sump pump
• Inspect & clean gutters (Includes 100 feet of gutter not exceeding 22” above the ground . Additional
cleaning will be charged at the rate of $1/ft.)
• Visual inspection of roof & foundation
• Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions,
insects, wasp nests, etc.
*As time allows, address items on homeowner’s to-do list.
May:
• Replace furnace filter & adjust manual dampers
• Install window/door screens
• Turn on exterior water
• Inspect exterior hose bibs
• Inspect & place garden hoses
• Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions,
insects, wasp nests, etc.
*As time allows, address items on homeowner’s to-do list.
June:
• Clean range vent grease filter
• Turn off gas fireplace pilot
• Inspect & clean A/C unit
• Clean exterior air intakes
• Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions,
insects, wasp nests, etc.
*As time allows, address items on homeowner’s to-do list.
July:
• Clean bathroom fan grills
• Repair minor asphalt and concrete cracks (Minor cracks are ¼” and 20 linear feet or less)
• Clean exterior dryer vent
• Inspect and clean makeup air/heat exchanger and humidifier filters
• Replace batteries in smoke and carbon monoxide detectors
• Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions,
insects, wasp nests, etc.
*As time allows, address items on homeowner’s to-do list.
August:
• Clean dishwasher jets/filters & descale unit
• Replace furnace filter
• Inspect fire extinguisher
• Lubricate, adjust & clean garage door
• Test garage safety shut-off
• Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions,
insects, wasp nests, etc.
*As time allows, address items on homeowner’s to-do list.
September:
• Clean entire length of dryer vent line
• Inspect and tighten laundry hoses
• Inspect and test gas fireplaces. Light pilot & clean glass
• Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions,
insects, wasp nests, etc.
*As time allows, address items on homeowner’s to-do list.
October:
• Inspect exterior hose bibs
• Winterize exterior plumbing and A/C unit
• Inspect, drain & store hoses
• Remove, inspect, vacuum & store window & door screens (Larger homes may require extra time)
• Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions,
insects, wasp nests, etc.
*As time allows, address items on homeowner’s to-do list.
November:
• Replace furnace filter & adjust damper if present
• Inspect & clean gutters (Includes 100 feet of gutter not exceeding 22” above the ground . Additional
cleaning will be charged at the rate of $1/ft.)
• Inspect weather stripping around exterior doors
• Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions,
insects, wasp nests, etc.
*As time allows, address items on homeowner’s to-do list.
December:
• Replace smoke and carbon monoxide detector batteries
• Clean garbage disposal
• Empty/clean washing machine filter (accessible filters only)
• Clean fireplace glass
• Lubricate locks & squeaky doors
• Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions,
insects, wasp nests, etc.
*As time allows, address items on homeowner’s to-do list.
